Check-in / Check-out
What are the check-in and check-out times?
Standard check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in or late check-out may be available upon request, subject to availability.
How does check-in work?
We provide detailed check-in instructions 24 hours before arrival, including gate access and entry information.
Parking
How much parking is available?
The villa is fully gated with on-site parking for up to 15 vehicles, free for all guests. For larger groups, use of the parking lot across the street can be arranged, taking the total to around 60 vehicles — ask us in advance and we will set it up.
Is there parking for a wedding or a larger event?
Yes — the lot across the street can be arranged for event parking, bringing capacity to roughly 60 vehicles. For weddings and larger events a parking attendant is required, on site for the whole event. Arrange both with us in advance as part of your event approval.
Amenities
How many bedrooms and bathrooms are there?
Seven bedrooms and eight full bathrooms. Five bedrooms have a full bathroom of their own, two share a Jack-and-Jill bathroom, and the remaining two full bathrooms serve the rest of the villa — one of them connected to the indoor steam room.
What amenities are included?
The estate sits on about an acre behind private gates and includes a private pool and a spa that fits 15 (heating optional, for an added nightly fee), an indoor steam sauna, two 6-person outdoor cedar dry saunas, two cold plunges, a sports court for pickleball and basketball, a rooftop deck with Strip views, a front patio with a fireplace and waterfall, a full outdoor kitchen with a built-in 60-inch hibachi grill seating 20, a four-screen outdoor movie theater, a chef’s kitchen with a dining table for 20, and a game room with arcade games, a slot machine, a pool table and a poker table.
Is the pool private, and is it heated?
The swimming pool is private and exclusively for guests staying at the villa. Heating is optional and available for an additional fee — $150 per night for the pool and $50 per night for the spa. The spa comfortably fits 15 people.
How much does pool and spa heating cost?
Pool and spa heating are optional and available for an additional fee: $150 per night for the pool, $50 per night for the spa. The fee includes a daily propane allowance sized for normal heating and temperature maintenance in typical Las Vegas weather.
What propane allowance is included with heating?
Pool heating includes up to 40 gallons of propane per day, spa heating up to 12 gallons per day, and pool and spa together up to 52 gallons per day. Propane levels are documented before and after each stay. If total consumption exceeds the included allowance, the extra is charged at $4.50 per gallon.
Is a specific water temperature guaranteed if we pay for heating?
No — the heating fee covers propane usage up to the stated allowance and does not guarantee that a particular water temperature can be held at all times. Propane use varies considerably with outdoor temperature, wind, the starting water temperature, the temperature you ask for, and how long the pool or spa is heated. In unusually cold or windy weather, more propane may be needed to reach or hold your requested temperature.
Do we need to request heating in advance?
Yes. Heating has to be requested ahead of your stay so the system can be switched on and, where needed, given enough time to bring the water up to temperature. Let us know when you book, or as far in advance as you can.
Is there a place to watch movies or the game?
Two, in fact. The main living room has a 100-inch TV, and outside there is a four-screen theater — four 65-inch TVs that can show four different games at once or combine into a single video wall of roughly 130 inches. Every bedroom also has its own Roku TV.
How does the outdoor movie theater work?
The outdoor entertainment area has four 65-inch TVs arranged as a video wall. They can run separate programs side by side — four games at once on an NFL Sunday or during March Madness — or join together into one screen of about 130 inches for a movie night outdoors.
Does the villa have saunas, cold plunges and a steam room?
All three. There are two outdoor cedar dry saunas, two portable cold plunges beside them, and an indoor steam sauna. With two sauna and two plunge stations, several guests can run the hot-and-cold circuit at the same time.
What is the difference between the dry sauna and the steam sauna?
The dry saunas are outdoors — there are two of them, each with room for 6 people, and they run independently, so two groups can use them at different temperatures or at different times. The steam sauna is indoors, reaches about 120°F and fits 4 people at a time. Dry heat outside, wet heat inside.
How hot do the saunas get?
The outdoor dry saunas reach roughly 180°F. The indoor steam sauna runs cooler and wetter, at around 120°F.
How many people fit in the saunas?
Each of the two outdoor dry saunas holds 6 people, so 12 between them, and they operate independently of one another. The indoor steam sauna fits 4 at a time.
What is in the outdoor kitchen?
A built-in 60-inch hibachi grill with custom seating for 20 around it, a built-in BBQ grill, an outdoor refrigerator, a built-in ice bin, and full food-preparation and serving areas — a second full kitchen, outdoors.
Can we bring in a private chef?
Yes. Guests are welcome to arrange their own private chef or hibachi chef, subject to the villa’s rules and the approved guest count. The 60-inch hibachi with seating for 20 was built for exactly that.
Is the kitchen suitable for cooking for a large group?
Yes. The chef’s kitchen has a 60-inch Viking range, a commercial refrigerator and a commercial freezer, generous prep space, and a custom-built dining table seating up to 20 — so the whole group eats together indoors, or outdoors around the hibachi.
Is there a sports court?
Yes — a private court for pickleball and basketball, on the property and included in every stay.
What is on the front patio?
An outdoor fireplace, a waterfall feature and built-in bench seating for more than 25 guests — a second large gathering space, separate from the pool area out back.
What games are available?
The game room has arcade games, a professional pool table, a poker table, air hockey and a slot machine for entertainment. Outside there is pickleball and basketball on the sports court, plus the pool and the rest of the grounds.
Is there Wi-Fi, and what TV services are included?
The villa has Starlink Wi-Fi throughout, plus complimentary YouTube TV and NFL Sunday Ticket during football season. Every bedroom has its own Roku TV.
Does the villa have Las Vegas Strip views?
Yes — the rooftop deck looks out toward the Strip. It is a good place to end the evening after a day by the pool.
Is this a good fit for a large group?
It was designed for one. Seven bedrooms and eight full bathrooms sleep 24 in real beds, indoor dining seats 20, the hibachi seats 20, the front patio seats 25+, and there are two kitchens, two theaters, a wellness area, a private pool and a sports court — so the group stays together instead of splitting across hotel rooms.
Events
Are events allowed?
Yes — events are allowed, but every event must be pre-approved before your stay. Outside vendors are welcome and must be licensed and insured. Unauthorized events and guests are subject to immediate eviction.
Can we bring in our own vendors?
Yes. Outside vendors — caterers, photographers, entertainment, planners — are allowed, and each must be licensed and insured. Send us your vendor list with your event request so we can approve it before your stay.
Can I host a private event?
Private gatherings are considered by prior approval only. No public or ticketed events are permitted. Any event, party or gathering beyond the approved guest count has to be approved in advance, and additional rules, fees, deposits or restrictions may apply depending on the size of the group and what you have planned. Please submit an inquiry with your plans.
Location
Where is the villa?
The villa is a private, fully gated property in Las Vegas, Nevada, with views of the Strip from the rooftop deck. It sits about a mile south of the Harry Reid Rent-A-Car Center and roughly three miles south of Mandalay Bay, and it is less than half a mile from the future Brightline West Las Vegas station. The exact address is shared after booking.
Is the property private?
Yes — the entire villa is yours alone, and the roughly one-acre grounds are fully gated.
Direct Booking
What is the minimum stay requirement?
A minimum stay applies and is shown on the booking calendar when you select your dates. Holiday periods and special events may have different minimums.
What is the cancellation policy?
You choose your cancellation terms when you book. We offer a standard policy and, on some dates, a discounted non-refundable rate — the exact refund terms and the price of each are shown side by side at checkout before you pay, and the one you pick is the one that applies. Whichever you choose is shown on your reservation afterwards.
Is there a minimum age to book?
Yes — the person booking must be at least 25 years old, and must stay at the villa for the full reservation. We are not able to host bookings made on behalf of a younger group.
Is there a security deposit?
A refundable security hold is placed on your card two days before check-in and released seven days after checkout. It is a hold, not a charge — the exact amount is shown with your total before you pay, and it is separate from the price of the stay. Documented damage beyond normal wear may be charged after your stay.
How long can we stay?
Up to 28 nights. Reservations are for short stays only — a booking cannot roll into a residency, and guests cannot hold over past the agreed check-out.
Are there cameras on the property?
The grounds have exterior security cameras and noise sensors, which help us keep the villa private and protect it between stays. They are disclosed in the rental agreement you accept at checkout.
